Job Purpose

Key Responsibilities

  • Champion Health and Safety in all aspects of work and lead colleagues, contractors and subcontractors by example
  • Responsible for embedding a continuous improvement culture to ensure systems and processes are always in line with Health and Safety Policies
  • Complete a review of Duchy Homes’ current Health & Safety policies and procedures
  • Implement and develop policies and procedures to minimise risk and promote a safety culture

Job Purpose

To support Head of Sales and Sales Executives by administering the sales information system and provide all other administration services for the sales department and staff.

The Sales Department is responsible for marketing and advertising the company’s developments locally, ensuring at all times that a professional, corporate image is projected which promotes the Duchy Homes brand. The key objective is to achieve sales at the appropriate rates/prices as agreed with the Managing / Divisional Director and Head of Sales.

The Department works particularly closely with the Build Department as well as managing the interface between the various departments of the company and its customers, from initial contact through to plot completion and occupation; and post completion customer service.

As the sales management team are mainly out of the office the post holder works mainly on their own initiative and requires a common-sense approach to their work.

Key Responsibilities

  • Provide secretarial assistance to Head of Sales, Area Sales Managers and Sales Co-Ordinators producing letters, memos, reports, spreadsheets, filing and general administration for the sales department.
  • Record/input sales releases, reservations, move-assists, cancellations, exchanges, handovers and legal completions onto the sales information system, along with full customer details/choices and produce/post relevant letters and statements and update office (wall) charts as appropriate. Ensure the Group sales report is completed and kept up-to-date on a weekly basis.
  • Produce and maintain plot files, distribute copies to other departments and contractors.
  • Liaise with Sales Executives and ensure they receive relevant copies of letters, price lists, memo’s, reports and standard forms by email or post regularly.
  • Produce weekly and monthly reports for regional management team, Group and Independent Financial Advisers within required deadlines.
  • Keep stock and order materials and stationery used by all the sales team.
  • Liaise daily with legal department solicitors, IFA’s and Estate Agents regarding exchanges and completions; and provide statements, recording details of the same to assist the accounts department.
  • Ensure notice letters are served by cut-off time of 4pm.
  • Take telephone enquiries from prospective customers, regarding both forthcoming and existing sites, into the marketing system.
  • Notify Group Marketing department of new site details and changes to existing sites to update the Duchy Homes Website without delay and ensure all information is correct on a regular basis; and assist sales management with other marketing co-ordination duties.
  • Good understanding of CRM system in use at Duchy Homes.

Job Purpose

You will efficiently support in all areas of the house building process. You will support in managing quality standards that align directly to our customers' expectations.

The Assistant Site Manager will assist the Site Manager to ensure health and safety on site, material supplies are available, manage both direct employees and subcontractors, make sure risk assessments are completed and most importantly assist in the project management of the build process from the ground up to each plot of site.

Key Responsibilities

  • Organisation and control of labour and sub-contractors
  • Completion of weekly planning sheets to ensure the overall build programme is met.
  • Provide direction to individual contractors' and contractor’s management to ensure quality standards are met.
  • Resolve any conflicts that may occur between operations.
  • Co-ordinate with the Site Manager to ensure the availability of materials to meet the construction programme.
Health and Safety
  • Undertake a site safety induction for all new site personnel.
  • Ensure all site personnel comply with the Construction Health and Safety Regulations 1974 as amended together with the Duchy Homes Health and Safety Procedures Manual.
  • Completion of all statutory forms on a weekly basis.
  • Carry out frequent inspection of all operations to ensure they are carried out in a safe manner.
  • Ensure all operatives are working to the method statements and risk assessments submitted by the relevant sub-contractors or Duchy Homes management.
  • Comply with the site-specific environmental action plan requirements.
Sales
  • Liaise on a weekly basis with the Sales Executive regarding customer options and variations.
  • Liaise with the Sales Executive, Buying Department and sub-contractors regarding the supply and installation of customer choices.
  • Co-ordinate with the Sales Executive to ensure effective resolution of any identified customer issues.
Site Inspection
  • Plan and arrange visits of National House Builders Council to carry out stage inspections.
  • Accompany inspectors during the course of their visits.
Customer Care
  • Assist the site manager in completion of the Duchy Homes Quality Assessment and sign off procedures.
  • Assist with introducing the customer to their new home and undertake their Home Demonstration, ensuring that any defects are identified and quickly resolved.
  • Ensure that at legal completion, the house is defect free, clean and ready for occupation, inclusive of all items identified at QA.
  • Assist the Site Manager and Customer Service Manager where required, by undertaking regular visits to customers post legal completion to ensure the customer’s satisfaction with their new home.
  • Assist the Site Manager and Customer Service Manager to resolve any concerns or defects identified by the customer.
  • Assist the Site Manager where applicable during the Customer Journey
Quality Control
  • Assist the Site Manager in the management of the quality of work carried out by the sub-contractors and materials supplied by the manufacturers.
  • Undertake regular inspection of each property during each stage of the build process and complete “snagging lists”.
  • Issue defect sheets to relevant trades.
  • Ensure all contractors work to issued drawings, company specification and trade conditions/scope of works.
Site Presentation
  • Assist the Site Manager in applying the highest standard
Control of Work
  • Ensure that requisite waste disposal skips and tip skips are available.
  • Ensure that sub-contractors and direct labour separate waste in accordance with Company procedures.
Skills, Knowledge, Qualifications & Experience:

  • NVQ Residential Construction Site Supervision L4
  • Detailed knowledge of building process, including NHBC and Building Regulations

Due to our ongoing success we now have a new opening for an experienced Junior Graphic Designer to join the existing Marketing Department at the Group Office, based at Thorpe Park in Leeds.

Your role is to assist the Group Marketing Department in delivering visual concepts, by hand or using computer software, to communicate ideas that inspire, inform, or captivate consumers. Developing the overall layout and production design for website, advertisements, brochures, magazines, posters, product packaging, exhibitions and displays, corporate communications and corporate identity, i.e. giving the business a distinct visual brand.

The work demands creative flair, up-to-date knowledge of industry software and a professional approach to time, costs and deadlines.

Key Responsibilities

  • You'll be responsible for working with our lead designer to roll out visual assets
  • Conceptualise and execute projects from brief to final production.
  • Design and art working, including email, social media, point of sale materials, packaging etc.
  • Estimating the time required to complete a job
  • Thinking creatively to produce new ideas and concepts and developing interactive design
  • Using innovation to redefine a design brief within time and cost constraints
