Job Purpose

This is an exciting opportunity for an enthusiastic, quality focused Assistant Site Manager to join our West Midlands Team. The Assistant Site Manager at Duchy Homes is an ambassador to the construction team managing quality standards that directly align to our customers expectations. With support from the Site Manager, the Assistant Site Manager will work to oversee Health & Safety onside, manage material supplies, supervise employees and subcontractors, make sure risk assessments are complete and more importantly assist in the project management of the build process from the ground up of each plot on site

Key Responsibilities

  • Undertake a site safety induction for all new site personnel.
  • Ensure all site personnel comply with the Construction Health and Safety Regulations 1974 as amended
    together with the Duchy Homes Health and Safety Procedures Manual.
  • Carry out frequent inspection of all operations to ensure they are carried out in a safe manner.
  • Comply with the site-specific environmental action plan requirements.
  • Liaise with the Sales Executive, Buying Department and sub-contractors regarding the supply and
    installation of customer choices.
  • Co-ordinate with the Sales Executive to ensure effective resolution of any identified customer issues.
  • Plan and arrange visits of National House Builders Council to carry out stage inspections.
  • Assist the site manager in completion of the Duchy Homes Quality Assessment and sign-off procedures.
  • Assist with introducing the customer to their new home and undertake their Home Demonstration, ensuring
    that any defects are identified and quickly resolved.
  • Ensure that at legal completion, the house is defect-free, clean and ready for occupation, inclusive of all
    items identified at QA.
  • Assist the Site Manager and Customer Service Manager where required, by undertaking regular visits to
    customers post legal completion to ensure the customer’s satisfaction with their new home.
  • Assist the Site Manager and Customer Service Manager to resolve any concerns or defects identified by
    the customer.
  • Undertake regular inspection of each property during each stage of the build process and complete
    “snagging lists”.
  • Ensure all contractors work to issued drawings, company specification and trade conditions/scope of
    works.

Job Purpose

This is an exciting opportunity for an enthusiastic, customer focused Sales Executive to join our West Midlands Team. The Sales Executive at Duchy Homes is an ambassador to perspective and existing customers and will work to achieve high sales performance whilst ensuring our customers have a positive and memorable experience when buying their new home. With support from the Divisional Head of Sales, the Sales Executive will be involved in every stage of our customers journey from first viewing to legal completion and moving in. An energizing and truly rewarding role for a highly motivated and positive individual.

Key Responsibilities

  • Take a customer focused approach and effectively respond to requests in a welcoming, professional and
    personable manner.
  • Support with maximizing profitability by achieving new home sales, in line with agreed targeted legal
    completions.
  • Respond to customer queries and provide expertise relating to Duchy Homes house ranges, specifications,
    upgradeable extras and house buying procedure.
  • Advise on and match all group schemes available to prospective customers such as Help to Buy, ensuring
    that all customers are financially qualified.
  • Take responsibility for maintaining a highly presented show home and sales office, ensuring that all
    relevant marketing and digital tools are in use and up to date.
  • Effectively manage the CRM database, as directed by the Head of Sales.
  • Promote Group mortgage arrangements, referring customers to panel financial advisers and manage the
    sales process through to legal completion.
  • Understand the build process and keep up to date with developments in the product to support sales.
  • Ensure that all paperwork and site administration is up to date, and required reports are completed within
    deadlines.
  • Communicate with all relevant parties involved in the customers sale and plot purchase to ensure
    contracts are exchanged within the agreed time frames.
  • Communicate effectively with colleagues, in particular the Head of Sales and Construction Manager to
    update on sales, prepare relevant internal reports and communicate where necessary.
