Job Purpose

To assist in the control and monitoring of expenditure for developments within the region, updating a Master Appraisal system to reflect current 'as seen' costs and the deliverance of a cost estimate for potential future schemes. Assistance with the quantity surveying / buying and commercial management of schemes as well as any duties required and ensuring that all Group Commercial policies and procedures are adhered to within the company. The job holder is involved with procurement, payments, valuations and administration of Health and Safety procedures.

Key Responsibilities

  • Assist in the preparation of subcontract and supplier enquiry list for approval by Head of Commercial and Head of Construction. General commercial administration
  • Ensure familiarity with Group’s Health, Safety and Environmental policies and comply with employee responsibilities.
  • Issue Variation Orders as appropriate.
  • Follow change control procedure.
  • Assist in the production of a Cost Value Reconciliation (CVR).
  • Prepare sub-contract accruals.
  • Carry out monthly progress checklist on site for all sites.
  • Settle all Final Accounts expediently after works complete.
  • Highlight and report any claims for additional works outside Budget Estimate Summary.
  • Keep Payment Record Sheets up to date following completion of each weekly and monthly payment run.

  • Compile sub-contract Order, issue for contractor to sign and ensure Order is returned prior to work commencing.
  • Ensure all health and safety information is signed off prior to placing Order.
  • Assemble Health and Safety Policies, Method Statements and Risk Assessments.
  • For new contractors, ensure Health and Safety Contractor Competency Questionnaires are issued; analyse and action returned questionnaires.
  • Preparation of tender authority sheet including recommendation to Head of Commercial for placing sub-contract and supplier orders.
  • Preparation of a detailed breakdown of build cost included within land acquisition pack.
  • Assistance with the analysis of tenders upon return to ensure compliant bids are received.

Job Purpose

Reporting to the Divisional Managing Director, the Divisional Head of Sales will be responsible for leading the sales team to ensure each development meets the divisions targets set out in January each year for reservations and completions.

Key Responsibilities

  • Ensure full compliance with Sales and Marketing key processes, tools and approaches e.g. Hubspot
  • Assist Divisional Managing Director, Divisional Sales Manager and Group Head of Marketing in creating Marketing strategies appropriate to each site

Job Purpose

Project Planning
  • Working closely with the Divisional Managing Director, agree direction of build and locations for compounds and storage.
  • Identify critical path issues such as services and put plans in place to meet key dates.

Build Programme
  • Produce build programmes and monitor and review in conjunction with Site Managers to ensure adherence to programmes.
  • Liaise with the Commercial Department on the appointment of suitable sub-contractors and suppliers to ensure adequate resources and expertise to achieve required quality within agreed timescales.
  • Liaise with the relevant Sales team to ensure up to date understanding of sales exchange and completion targets in the area in order to ensure the build programme optimises revenue generation for each development.
  • Ensure all staff on site are aware of site duration, the first expected income and the prelim allowance on each development.
  • Identify any issues affecting programme delivery within the area and resolve to meet required timescales.
  • Monitor level of work in progress and materials on site working closely with site surveyor.
  • Monitor and inspect developments regularly to ensure that all quality control procedures are being adhered to and that the highest standards of build are being achieved and reflected in good NHBC Audit results.
  • Meet each sub-contractor at a pre-let stage together with Site Surveyor to establish that all items of work are covered within the tender price.
  • Liaise with the Commercial team to ensure site and build costs are being controlled within budget. Attend Cost Value Comparison meetings as required to review costs and take necessary action to rectify variances.
  • Review all extra over costs and variation orders to minimise cost whilst ensuring programme and quality is achieved.
Health and Safety
  • Experience of meeting NHBC standards
  • Experience of working within established build programmes.
  • Broad understanding of all trades and have a thorough knowledge of the construction process
  • Assertive to ensure delivery of targets by on-site team and trades/labour.
  • A member of the Chartered Institute of Builders and/or qualified to NVQ level in Construction Management or a time served tradesperson with considerable experience of the full range of construction trades.
  • In-depth knowledge of all aspects of the construction trade and the relevant legislative requirements e.g. Health and Safety, NHBC requirements and Building Regulations.

Job Purpose

As Head of Land, you will be responsible for all land purchase activity by contributing to and overseeing the ultimate acquisition of quality development locations across the region in order for land targets to be met, and for ensuring that the maximum contribution is achieved from all land purchases.

Key Responsibilities

  • Working alongside other senior managers you will take responsibility for the management of the division; including the general running of the division, setting budgets, minimising risks, maximising opportunities, achieving the division’s targets; and seeking to positively influence the progression and growth of the division.
  • Responsible for effectively managing the division’s Land function to ensure best practices are followed, costs are controlled, the Department maximises revenue generation and contribution to the division’s operating profit and increases the value added to the division.
Land Identification
  • Maintain a high profile with external property contacts by establishing and maintaining effective working relationships with local authorities, local agents, landowners and other developers within the Divisional geographical area, in pursuit of opportunities for the company.
  • Act as a conduit between the Land and other internal departments, together with other Homes Divisions and Group, to ensure opportunities are optimised and effective working relationships are developed to assist in the land acquisition process.
Land Appraisal
  • Prepare a full briefing document and ensure that the management team visit the site prior to committing the division to any expenditure. Once agreed, provide all information to Head of Commercial for appraisal to be undertaken.
  • Acquisition proposals are presented, in an objective and professional manner, with required input from other departments and in line with Group procedures for approval by the Group Managing Director/Chairman as appropriate.
  • In liaison with the Head of Technical and Commercial responsible for the formal appointment of external professionals and consultants in relation to site appraisal and if required ultimately project management of certain opportunities.
Land Acquisition
  • Responsible for all land purchase activity and for maintaining the division’s land schedule.
  • Ensure that land procurement is compliant with annual budgets and forecasts and that the Division’s and Group’s requirements for land acquisition are fully complied with.
  • Contribute to the Annual Strategy Plan and, in consultation with the MD/RD and other divisional managers, devise and implement appropriate land acquisition strategies within the division.
  • Responsible for all projects from initial site identification, offer and approval to the point of purchase and implementable planning consent being obtained, in line with budgets; and for liaising with all internal departments and external consultants/authorities accordingly.

  • Understand, council by council, the 5 year loan supply on a site by site basis and be aware of new sites being promoted
