Job Purpose

To ensure each development meets the Divisions targets set out in January each year for reservations and completions together with an agreed carried forward position. Assist Divisional Managing Director, working with the existing Sales Team and Co-ordinate all Marketing with Group Head of Marketing in creating Marketing strategies appropriate to each site. Assist in all site set ups within the Division to ensure the Sales Offices are open to timescales and ensure the Sales office is all ready for the opening date.

Key Responsibilities

  • Assist Divisional Managing Director, Divisional Sales Manager and Team and Group Head of Marketing in creating Marketing strategies appropriate to each site
  • Assist Divisional Managing Director in all site set ups within the division to ensure the Sales offices are open to timescales
  • Ensure the Marketing Strategy is all ready for the opening date and supports Sales Strategy.
  • Provide accurate market research reports along with competitor’s analysis for Land Appraisals
  • Provide a Marketing Strategy co-ordinated with a Sales Arena Drawing once land is acquired
  • Attend launches and promotional events for all Divisional Developments (which may be outside normal working hours) and requires demonstrating flexibility with regards days worked
  • Assist in briefing interior designers (minimum 2) with Divisional Managing Director
  • To be aware of competitor’s sites, product and promotions ensuring that accurate information is reported at Monthly Marketing meetings
  • Provide meaningful competitors Reports to be submitted to Divisional Managing Director
  • Attend and contribute to Marketing Meetings and other Meetings as required
  • Ensure the Division has excellent site, show home, marketing suite and people presentation
  • Ensure each site makes maximum use of IFA’s and Solicitors
  • Ensure each site has an effective estate agency network agreed with the Divisional Managing Director
  • Ensure that each site has up to date literature and material and complies with the Property Misdescriptions Act
  • Make recommendations to ensure each site generates sufficient quality visitors to meet reservation Targets
  • Monitor CRM database ensuring the Sales Executives make effective use of daily updates
  • Ensure that the reporting of weekly sales figures are accurate and weekly reports
  • Check Sales Executives commission, expenditure and mileage claims and initially approve prior to final sign off by Group Head of Sales
  • Be aware and responsible for sales and marketing budgets for each site. Notify Divisional Managing Director and Group Head of Marketing if budgets are likely to be exceeded for their authorisation/approval
  • Prepare weekly progress reports to Divisional Managing Director in relation to exchanges and Legal Completions
  • Ensure all reservation paperwork is sent to Group Head of Sales, IFA, Solicitors and Customer Services
  • Assist in the recruitment of all Sales Executives within the division and ensure news starters induction plans are reviewed and completed
  • Visit developments and manage all sales executives to ensure each visit is adding value by analysing, observing, auditing all aspects of sales activity. Coach/Mentor/or performance manage Sales Executives. Ensure areas of development are identified and action plans produced to fulfil the development needs and monitor the same.
  • Check all stock plots weekly
  • Arrange landscapers and cleaning of each development where needed alongside existing Sales Team.
  • Have weekly meetings with existing Sales Manager and Site Sales Executives and report to Group Head of Sales
  • Have monthly 1-1 meetings with Sales Executives supporting objective and KPI’s
  • Support (from list) all choices for potential stock plots when required.
  • Support any Sales Executives holidays/staff shortage when required
  • Support Effective delivery of Duchy Homes standards of Customer Service.
  • Support Sign off Sales Executives holidays and report to Divisional Managing Director for final authorisation.

Essential Skills, Knowledge, Qualifications & Experience:

  • Experience of managing Marketing and Advertising strategies for Homes Sales.
  • Proven ability to work to set targets and objectives successfully and under pressure
  • At least 5 years’ experience of working in a Senior Marketing/Sales role

Desirable Skills, Knowledge, Qualifications & Experience:

  • At least 7 years Sales experience
  • Marketing knowledge/experience
  • Project management experience

We are looking for a confident, energetic and self-motivated multi-skilled Maintenance Operative, to really make things happen for our customers, putting them at the centre of everything they do.

The Maintenance Operative is responsible for the day-to-day remediation of issues in customers’ homes. This role involves carrying out maintenance tasks, in our Customers’ homes, requiring a wide variety of skills, such as, carpentry, drylining, painting and decorating.

You will work closely with the Customer Services Co-ordinator and the successful candidate will ensure the correct resources are available to undertake work in Customers’ homes, on the appointed date, to resolve issues efficiently and in full.

This is an exciting opportunity for a professional with great interpersonal, communication and relationship management skills. Excellent customer service skills are necessary in order to meet and exceed our Customers’ expectations and help them with every step of their journey.

You will be required to work 5 days per week.

Job Purpose

We are looking for a well organised, confident individual with excellent communication skills to work in our office in the North West.

The successful candidate will be responsible for attending to all incoming enquiries from our customers. They will log defects and issues onto the customer care system and monitor progress through to completion.

Job Purpose

To provide architectural support to the design team and wider business of all projects. Managing consultants and the co-ordination of technical/construction information ensuring timely delivery of complete, high quality and accurate designs.

Key Responsibilities

  • Procure/produce construction drawing packages (house types, block plans, detailing etc.);
  • Procure/produce information to assist the legal/sales/marketing team (deed plans etc.);
  • Procure/produce information to assist the construction team (traffic management plans etc.);
