Job Purpose

We are looking for an exceptional individual to join our Yorkshire Division as a Divisional Administrator. The successful candidate will assist with the general day-to-day running of the Divisional office, supporting the MD, office colleagues and site colleagues with all required tasks. Cover all aspects of administration including preparing the site set-up administration works for the current and new developments within the Division. Previous experience within the house building industry would be beneficial, but full training will be provided

Key Responsibilities

  • Diary management for the Division - annual leave, training, sickness and site cover.
  • Setting up of meeting rooms.
  • Keeping up to date with Group Instruction folders.
  • Ordering stationery, PPE and general supplies for both the office and sites.
  • Setting up new starters – induction packs, etc.
  • Assisting with any administration for the MD and other Divisional colleagues.
  • Typing, compiling and preparing reports, presentations and correspondence.
  • Liaising with suppliers.
  • Responsible for sourcing and organising all Divisional training requirements, updating company training matrix, updating and issuing certificates, and tracking expiration dates.
  • Organising, arranging and monitoring NVQ training.
  • Processing supplier and consultant invoices on Eque2 and liaising directly with Group Accounts Dept.
  • Processing purchase orders on Eque2 and liaising directly with suppliers.
  • Arranging for new suppliers / sub-contractors / consultants to be set up on the system and liaising directly with them.
  • Preparing Land Authorisation Packs for Group.
  • Keeping Company Policies & Procedures updated.
  • Divisional monthly expenses and mileage forms.
  • Tracking and checking delivery notes.
  • Answering the telephones, taking messages, following up on enquiries and correspondence.
  • Post, filing, scanning and uploading relevant documents onto the shared drive.
  • Liaising directly with IT Dept regarding any office requirements.
  • Assisting with hotel reservations / travel requirements, etc.
  • Liaising directly with Group to ensure information is kept up to date.

Essential Skills, Knowledge, Qualifications & Experience:

  • GCSE Grade A-C in English & Maths
  • At least two years' experience working in an administration role
  • Experience working in an office environment
  • Advanced knowledge of Microsoft Office, including Word, Excel, Outlook and PowerPoint
  • Excellent organisational skills, able to prioritise and work to deadlines under pressure

Job Purpose

We are looking for a confident, energetic and self-motivated multi-skilled Maintenance Operative, to really make things happen for our customers, putting them at the centre of everything they do.

The Maintenance Operative is responsible for the day-to-day remediation of issues in customers’ homes. This role involves carrying out maintenance tasks, in our Customers’ homes, requiring a wide variety of skills, such as, carpentry, drylining, painting and decorating.

You will work closely with the Customer Services Co-ordinator and the successful candidate will ensure the correct resources are available to undertake work in Customers’ homes, on the appointed date, to resolve issues efficiently and in full.

This is an exciting opportunity for a professional with great interpersonal, communication and relationship management skills. Excellent customer service skills are necessary in order to meet and exceed our Customers’ expectations and help them with every step of their journey.

You will be required to work 5 days per week.

Job Purpose

Provide cost estimates for land and developments in which the company is looking to invest.  Review product costs, updating the Master Appraisal system to reflect current 'as seen' costs and note any potential increases.  Overall delivering a cost estimate that will provide enough information for an informed decision to be made on a potential scheme. Responsible for the quantity surveying / commercial management of schemes as well as assisting the Commercial Manager with any duties required.

Job Purpose

Source and secure new land opportunities for the Division to achieve the growth targets set. The sites must make the grade for the Duchy Homes brand and quality so that our customers’ experience is excellent from the first day they visit the site.

Key Responsibilities

  • To meet key agent, stakeholders and land owners in the industry to identify suitable development sites within the Division. Ideally focus on off-market opportunities.
  • To promote the Duchy Homes brand whilst liaising with key agents in the market place wherever possible.
  • To purchase enough land to support the Division's growth plans c.100 unit sales per year by 2020. Sites can be either immediate, medium or long-term opportunities.
  • Visit new sites and assess whether they meet the criteria for Duchy Homes. This is a balance between unit numbers, saleability, competition in the area, other Duchy Homes developments nearby, number of affordable homes on the site, good road frontage offering presence for marketing, quality of schools, etc
  • The site must also be assessed for any potential constraints such as Conservation Areas, height restrictions, existing and proposed service media works, overlooking properties, etc.
  • Once a new site fits the criteria, Head of Land is then responsible for ensuring an appraisal is completed in time to meet any such deadline set (if applicable) by the vendor/agent.
  • Liaison with RP's to secure the sale of 'affordable' homes.
  • Appointment of architects/estate layout designers to prepare initial sketch scheme.
  • Head of Land must instruct the Technical Manager to produce a schematic layout based upon all known constraints ready for the Divisional Estimator to produce an appraisal.
  • Head of Land to submit offers for sites on behalf of Duchy Homes and track the performance.
  • Monitoring of planning applications submitted on a monthly basis to all local authorities within the operating area (trawl of planning registers).
  • Ensure a Weekly Land Update Meeting takes place with the key departments in the Division so that all parties can prioritise workloads and focus on the sites which have the best chances of success.
  • Liaise with quality consultants and maintain best practice on all aspects of the role. For example, gain accurate information from consultants to ensure that Duchy Homes can rely on the information gathered for a site at the time of purchase. This includes: planning, ecology, highways, topo survey, service media, ground investigation, sales and marketing advice, legal information, tree removal/demolition, archaeology, etc.
  • Attend relevant seminars in the industry and any other useful land/house building events to help promote the Duchy Homes brand where possible.
  • Assisting the MD in the preparation of Land Acquisition Packs to present to the Management Board and investors prior to exchange/completion.
  • Instruct solicitors accordingly in order to secure the development opportunity on the correct terms. Draft and issue Heads of Terms to all parties involved.
  • Production of monthly land report.

Essential Skills, Knowledge, Qualifications & Experience:

  • Qualifying relevant degree / qualification
  • Experience and proven track record of purchasing land for a PLC within the regional area
  • At least 10 years of buying land in the regional area
  • Proven record of delivering developments from initial stage through to completion
